GenoLife & Cube

As France’s leading biocluster, Genopole is an incubator for high-potential projects dedicated to biotechnology.

Located in Évry-Courcouronnes, Genopole offers a unique environment for researchers and entrepreneurs who wish to innovate and advance scientific research. Fully aligned with the strategy of the National Health Innovation Plan 2030, the GenoLife project is being developed through a collaborative approach with local stakeholders: SEM Genopole, Genopole, Grand Paris Sud, and the City of Évry-Courcouronnes.

To complement the real estate offering of the local ecosystem, Patriarche and Bart | Patriarche have developed two scientific programs. The GenoLife project is a building with flexible office and laboratory spaces, while the Cube project hosts bioproduction activities.

The GenoLife Project: A Tailor-Made Laboratory Offering

The building offers a LabReady floor designed to provide scientific teams with tailor-made, functional spaces. Created to adapt to evolving technologies and various working methods, this concept is replicable across other scientific campuses.

Starting from open-plan floors made available to tenants, the design teams can support users from the programming phase through to construction, taking into account the specific requirements of their activities. The spaces can thus be fitted out according to needs, distributing laboratory areas, offices, storage, and shared spaces as required.

A Lab-Ready frame

An Adapted Architectural and Technical Concept

Rectangular shapes offer the greatest flexibility for designing a functional laboratory project. The typical floor plan consists of two 9-meter bays, allowing for the following configurations:

  • Two rows of laboratories (with or without airlocks) served by a central corridor
  • Central spaces on the floor with peripheral circulation

The floor load capacity considered is 500 kg/m².

Flows are clearly separated:

  • Each floor is easily served by a freight elevator, accessible from a logistics area at the base of the building;
  • Personnel use separate elevators from the through-entry lobbies on the ground floor.

Scalable Laboratories

The laboratories are based on a 60 m² module, which can be partitioned for process or confidentiality reasons, or left open to create large collaborative spaces. These partitions can be modified over time. On the technical floor, the clear height is 3.90 m with no beam drop, facilitating horizontal distribution of air treatment systems from large technical ducts located at the ends of each zone.

The layouts are designed to create functional, aesthetic, and pleasant spaces that align with the purpose of the buildings and the laboratory environment.

The Cube Project: A Flexible Rental Offering for Companies in the Bioproduction Sector.

The objective of the Cube program is to ensure the long-term establishment of high-performing and innovative companies in the Évry-Courcouronnes area by offering a solution tailored to SMEs. Cube provides a complementary rental offering for companies in the bioproduction sector, either as a pilot hall for already established players or as a production site for innovative projects.

This offering enables them to quickly set up a production facility that meets GMP (Good Manufacturing Practices) standards for pharmaceutical manufacturing.

Flexibility Serving Businesses

The project will enable companies to move from the "research and development" stage to the "production" phase with a building ready to be fitted out according to their needs. Three rental options are available:

  • A single rental unit, approximately 2,700 m²
  • Two rental units, approximately 5,200 m²
  • The entire building, approximately 10,500 m²

 

The concept aims for maximum flexibility, with an open-plan layout and optimized ceiling heights to accommodate cleanrooms of varying heights and their dedicated technical floor. The façades are designed to be non-load-bearing and partially removable. This allows tenants to modify the layout of their production unit, add large-scale production equipment, or completely reconfigure the space in the event of a change in tenant.

The building’s structure is designed to allow, depending on the activities carried out, the addition of intermediate slabs in the double-height area.

The project includes approximately 25% logistics areas, 25% office areas, and 50% production areas.
