The site is located at the corner of Boulevard Colonel Fabien and the future TZEN5 bus lane, not open to car traffic. It faces place Gambetta square, which will be rehabilitated into a true centre of neighbourhood life. The project includes construction of a 3650 m² office building and at least 200 m² of commercial space over 4 levels, plus an attic. 17 underground parking spaces are also included in the plans, with access from Boulevard Colonel Fabien. The office platforms are designed to be easily divided, starting from 200 m², in order to welcome all types of companies. All of the office floors will enjoy access to an outdoor space (loggia or terrace). The building will have a total capacity of 300 people. As brick façades are predominant in the neighbourhood, brick will be used for this project. It will be implemented with a contemporary and rational aesthetic.
