An Entity at the Heart of the Patriarche Model

Patriarche stands out for its unique augmented architecture model. This model stems from an observation: to address the complex challenges of a changing world, architecture alone is no longer enough. Thus, Patriarche has developed a multidisciplinary platform, fueled by collective intelligence and brought to life through a wide range of skills (architecture, engineering, urban planning, landscape, real estate, construction, workplace management…). This multi-expertise platform is organized into five entities, each designed to cover the entire value chain of a project. Bart | Patriarche is the project owner; Patriarche is the architecture, engineering, and design agency; Autumn | Patriarche is the general contractor; Myah | Patriarche is the interior fit-out general contractor.

Within this integrated model, Walter | Patriarche extends the continuum of development, design, and construction. By intervening as early as the programming phase of projects, it brings added value in terms of use and adjusts spaces to real behaviors. In a partnership-based approach with territories, Walter aims to bring stakeholders together to offer a service proposition tailored to their identified needs.

In a world where uses evolve faster than buildings, Walter supports the life of places with adaptable spaces, efficient buildings, and a wide range of services. Its mission unfolds across four essential dimensions:

1. Designing with users: Walter works hand in hand with Patriarche to place the user, their practices, and their well-being at the heart of architectural design. Buildings are conceived to function as much as to inspire.

2. Operating and activating spaces: through multiple offers and services, Walter provides stimulating working and living environments across all sectors (office, science, food service…). On a daily basis, it ensures reception, services, technical support, and business assistance. It creates inspiring event programming and brings communities together.

3. Maintaining and optimising: preventive maintenance, energy performance, smart building, data—Walter ensures the building’s long-term durability and enhances its performance over time.

4. Hybrid management: fixed leases, subleasing, substitution, contract management… Walter brings rare agility to real estate structures, serving both owners and users. Walter offers bespoke, turnkey, and scalable projects that provide stimulating environments and foster collaboration. Walter extends its scope through its Walter Science offering, which provides turnkey or customisable scientific environments (research and production laboratories…) along with a range of specialised services adapted to various scientific fields. Walter operates more than 26,000 m² across 13 cities in 3 countries.

LIVE

Every workspace is also a living place, where people can gather, share, and connect. Through restaurants, cafés, and event spaces, Live aims to welcome people and foster a sense of community. It brings buildings to life by offering a range of uses tailored to each territory. It features warm, inclusive spaces open to everyone, inspired by — and rooted in — the neighbourhoods in which they are located.

OPTIMIZE

Optimize is the pillar that ensures the longevity of buildings thanks to a wide range of services dedicated to maintenance and energy performance:

The Launch of the Science Offering

In 2026, Walter is launching Walter Science, an offering within the Work pillar dedicated to scientific companies. Its goal is to create innovative and flexible environments at the heart of scientific ecosystems, in order to meet the demands of research activities and support every stage of the development journey of innovative companies. Walter Science provides:

• Tailor-made technical and production areas
• Office spaces designed to keep pace with research

With Walter Science, the entity opens a new chapter: that of highly technical spaces designed to accelerate research and innovation.
