Yuri

A flexible building designed for collaborative work.

Located within the Ivry Confluence Joint Development Zone, Yuri supports the transformation of a former industrial area into a mixed-use metropolitan district with a strong ecological ambition, culminating in a park overlooking the Seine.

From design to operation, including development, Yuri is a project entirely conceived, designed, and developed by Patriarche, a multidisciplinary architecture firm, along with its entities Bart (project owner) and Walter (operator, service provider, and space facilitator).

Together, Bart | Patriarche, Walter | Patriarche, and Patriarche go beyond simple design and construction. Their mission is to work on high-value-added projects focused on users, making the best use of their resources.

Yuri perfectly embodies this ambition, where new uses will coexist within a contemporary and timeless architecture, fostering interaction and collaborative work.

The building’s digitalization is managed by February | Patriarche, which provides digital expertise aimed at sustainably improving the building’s performance and enriching the user experience across its various spaces.

A flexible, understated, and welcoming architecture

While flex-office and coworking spaces are flourishing in the tertiary market, Yuri aims to go further by enabling future users to work differently.

To offer the ideal setting for Walter Ivry, in line with the Walter | Patriarche philosophy — timeless, corporate spaces designed for well-being at work — Myah | Patriarche has designed office spaces that emphasize flexibility and encourage interaction among the site's various users.

It offers divisible office floors for local start-ups and SMEs, featuring numerous private outdoor areas as well as a rooftop terrace.

The combination of wood, black, and concrete creates a sober, welcoming, and warm atmosphere, contrasted by colorful furnishings. The office floors are bright and open to the outside through terraces on each level of the building, with direct access to a continuous terrace overlooking Place Gambetta. On the 4th floor, a large landscaped terrace offers breathtaking views of the Seine and the Confluence Park.

On the Walter | Patriarche side, modular shelving units punctuate the space and host plants that promote well-being.

Phone booths are provided to allow users to isolate themselves for phone or video calls.

Relaxation areas are furnished with cozy furniture, encouraging informal interactions.

Available on both desktop and smartphone, the application aims to optimize the daily experience of all ecosystem stakeholders and simplify building management. Occupants and operators can access and share key features to ensure everyday comfort.

Space occupancy and booking
Check the occupancy or usage of shared spaces and book them remotely.

Air quality
Live monitoring of CO₂ levels and the presence of major pollutants in workspaces to protect users’ health and comfort.

Consumption tracking
Real-time monitoring of energy consumption (electricity, water, etc.) by type and by zone.

Incident management and documentation
Access equipment documentation and/or report and track issues or anomalies in real time, thanks to sensors, QR codes, or digital terminals installed throughout the building.

Access and manage a list of events or services offered within the building.

Book and order meals online, for dine-in or takeaway, from the various food vendors available in the building.

Connect with the relevant company or person, and access the appropriate floor securely and independently.
