Pepper and Spicy

An office complex with a bioclimatic design focused on user comfort.

Developed by Myah | Patriarche and partially co-designed with its users, Pepper & Spicy is an agile, unique, and engaging project tailored to the needs of those who bring it to life.

With an architectural design built around three core pillars—environment, user experience, and functionality—the complex consists of two office buildings where innovative and high-performance work and living spaces coexist harmoniously, fostering sharing and collaboration.

Boasting a bioclimatic design certified BREEAM Very Good, the project is centered around a landscaped green courtyard and features flexible, modular office floors designed to adapt and evolve according to user needs. Firmly focused on user well-being and quality of work life, these office spaces are complemented by indoor and outdoor areas for relaxation and social interaction.

In its commitment to actively contribute to the vitality of the region and its economic and entrepreneurial fabric, Pepper notably hosts Walter Dijon—shared workspaces for a diverse range of businesses, fully managed and operated by Walter | Patriarche.

Shared workspaces

On the ground floor of the Pepper building, Walter | Patriarche manages, operates, and maintains the shared workspaces of Walter Dijon. In total, the base of the building includes 700 m² of work and social spaces, 6 meeting and event rooms, and 220 m² of custom partitionable spaces.

A division of the Patriarche agency, Walter develops a user-centered approach to design and animate living and working environments. With solutions tailored to the occasional or regular needs of professionals—ranging from traditional or plug-and-play rental options, open workspaces, customizable office floors, to digital and modular meeting rooms—Walter Dijon offers an agile space designed to meet every use case.

With many services included in the offer: a dedicated workplace manager, Walter for you services, ultra high-speed Wi-Fi, a rooftop terrace, areas for social interaction and privacy, as well as self-service hot beverages... the entire user experience is enhanced, promoting both comfort and productivity.

Walter Dijon also ensures the sustainability and efficiency of the building’s technical installations for companies, while maintaining a high level of service for its occupants.

A dual composition dedicated to user comfort and functionality

Organized into two volumes facing each other symmetrically, the Pepper and Spicy complex features a double bioclimatic façade equipped with walkways surrounding each floor. These outdoor spaces offer users views of the environment and the landscaped central courtyard, while also connecting the buildings. They also support sunshades, creating spaces that combine comfort and energy efficiency.

Reflecting new ways of working, the flexible and modular office floors alternate between open, shared spaces that encourage interaction and collaboration, and more enclosed areas conducive to privacy and concentration.

With well-being and social connection at the heart of this engaging project, special attention was given to the concept of a “social alley”: our teams designed relaxation and meeting areas, each uniquely tailored to the needs of different departments, where employees and visitors can enjoy friendly moments over coffee or in play areas such as pool tables or arcade games.

Co-designed in collaboration with some of the site’s (future) users, Pepper and Spicy offers tailor-made, unique, and engaging spaces that ensure both user comfort and functionality.
